OVERVIEW
At Pioneer Capital, our primary goal is to preserve the capital contributions of our investors while also providing them with sizable cash on cash returns. We do this by investing in value add, Class B & C level multifamily apartment buildings that are situated in emerging markets. Then we reposition these properties and force appreciate them over the course of 3-7 years. During this process, investors will receive quarterly distributions of the property's net cashflow. Finally, at the time of disposition, investors will have their initial capital contribution returned to them along with a net profit distribution that is commensurate with their equity position in the deal.

The Four ELEMents Of A Successful Deal

P1 • The Investor

Criteria We Look For:
  • Accredited Investors are individuals that either earn $200,000 per year, have a household income of $300,000 per year, or have a net worth of at least $1,000,000.
  • Desire: We serve investors who desire to create financial freedom through real estate by leveraging the power of passive income.

P2 • The Property

Criteria We Look For:
  • Unit Count: 20+ Units
  • Price Range: $1m - $10m
  • Properties with "value add" components & significant cash on cash opportunities
  • ​Properties located in emerging markets
  • ​Properties with occupancy rates of at least 80% unless renovations & improved management are needed
  • ​Debt Service Coverage Ratios (DSCR) of at least 1.25
  • ​Properties in B+ to C- neighborhoods & condition
  • ​Off-Market

P3 • The Area

The 4 Questions We Ask:
  • Job Growth: Is the local government committed to attracting jobs and making it easier for companies to grow?
  • Population Growth: Are there attractive reasons for people to uproot their lives and families to move there?
  • Increasing Rental Rates: Are monthly rents continuing to rise as more jobs are created and more people move into the area?
  • Landlord Friendly: Is the local jurisdiction favorably disposed towards landlords & property owners?

P4 • The Timing

Criteria We Look For:
  • Emerging Markets
  • ​Must be on the cusp of expansive growth or show signs of imminent growth
  • ​Property values in the area are beginning to climb
  • ​Path-Of-Progress Submarkets
  • ​Communities where demand is outpacing supply
